Waterproofing Assessment in Nelspruit for Le Mirelle

Damages report:

We assessed the roof structure of one of our clients in Nelspruit for waterproofing issues. Various defects, damages & faulty repair methods were noticed over the full roof span. Should these defects, damages & faulty repair methods not be attended to, further damages may occur.

MPURC Pty Ltd noted the Damages, Defects, and Faults were firstly Algae on the roof. Secondly, we found broken Tile Replacements (Double Roman M/Colour) and Brittle Caulking at various places. As well as a Lack of acrylic waterproofing in some areas and Deteriorated Acrylic Waterproofing in other places of the full roof span. Not only did we notice that the valleys were blocked or narrowed, but also found various soft spots. A lack of Flashings on Cladding penetrations resulted in Structural cracks, Hollow plaster, ingress cracking, and Coating failure or Blistering paint and hairline cracks.

Recommendation:

So the Solution we should implement is a High-Pressure wash with Laser© Cleaner to clean off the algae from the roof tiles. Secondly, remove and Replace Broken Tiles and Remove the Ridge or Hip lines to re-caulk where needed. We will cut the valleys open and Caulk them with 32.5N and P7J latex additive. Also, do the caulking of the Side- and Headwalls.

Thirdly Open the roof to repair the damaged timber structure where rainwater leaked through the roof tiles onto the trusses. Thus cut away the rotten wood trusses and replace them with new wood. Thereafter remove the old plaster and apply new plaster with a splash back. Then strip away the acrylic waterproofing on the roof to apply our 5 Layer F835 System. Also, prepare the wall surface and recoat it with our acrylic waterproofing.

Mpumalanga Roof and Coatings issues a warranty certificate based on an annual service inspection.
