Metal & Current Upon our assessment various defects, damages & faulty repair methods were noticed over the full roof span. Should these defects, damages & faulty repair methods not be attended to, further damages may occur.
Please note:
Tests are carried out with the following sophisticated equipment to determine the source of damages:
- Moist Meter MM-360 Detectors
- Remote endoscope camera
- Thermal imaging camera
- Surveillance drone, etc.
Damages, Defects & Faults Noted:
- Lack of & faulty/deteriorated acrylic waterproofing
- Failed coatings (Flaking, chalkiness)
- Excessive movement on the cladding surface
- Popped &/compromised fixations (over/under torqued)
- Lifting laps on roof sheeting
- Compromised roof sheets
- Rotten/weathered exposed timber
- Broken/missing barge boards
- Ineffective, weathered gutters. L3 rust
- Unsealed protrusions, Polycarb, INTERSECTING PROFILES, CORROSION
Solution:
- Strip Faulty waterproofing
- High pressure wash @200 bar, prep, prime & re-coat
- Implement pressure testing, Re-torque/replace fixations where necessary (Indicative of water penetration, structure deterioration)
- Replace fixations with “Tapperman class 3 Timtapp” fixations with Carbon-free bonded poly-washers
- Stitch laps and seal with GB89 UV stable & paintable Polyurethane joint sealant
- Remove & replace with new
- Double back-reinforce/replace timber where necessary
- Replace with new, prep & coat
- Strip & replace
- Caulk and waterproof with 5-layer Seamless Acrylic/liquid rubber waterproofing compound
Mpumalanga Roof and Coatings issues a warranty certificate based on an annual service inspection.
