ASSESSMENT REPORT

Damages report:

Upon our assessment, various defects & damages were noticed over the full roof surface. Should these defects & damage methods not be attended to further damages may occur.

Special care must be taken when dealing with Commercial or Industrial buildings of this nature.  The minimal pitch and steel structure contribute to the delicate nature of this type of work, maintenance and repairs to these roofs must be approached accordingly.

Please note:

Specific tests are carried out with the following equipment to determine the source of damages:

  1. Moist Meter MM-360
  2. Metal & Current Detectors
  3. Remote endoscope camera
  4. Thermal imaging camera
  5. Surveillance drone
  6. Lux meter, etc.

Damages, Defects & Faults Noted:

  1. Lack of faulty or deteriorated acrylic waterproofing
  2. Failed coatings (Flaking, chalkiness)
  3. Scattered L 1, 2 & 3 Corrosion
  4. Excessive movement on the cladding surface
  5. Lifting laps on the roof sheeting
  6. Compromised fixations (over/under torqued/oblique)
  7. Unsealed protrusions
  8. Third-party damages
  9. Ineffective, damming and leaking rainwater systems

The Solution:

  1. Strip waterproofing, prep, and repair.
  2. Pressure wash @ 200 bar and prep, prime & re-coat
  3. Manually abrade to “P ST  2” according to ISO 8501-2:2001, then treat with the YY 99 corrosion control system.  Seal treated areas with suitable etch primer
  4. Pressure testing, Re-torque or replace fixations where necessary (Indicative of water penetration, structure deterioration)
  5. Stitch laps and seal with GB 89 (UV stable & paintable Polyurethane joint sealant), eliminating lap water penetration
  6. Replace fixations with “Tapperman class 3 Metapp” fixations with carbon-free bonded poly-washers
  7. Caulk/flash & waterproof
  8. Repair/replace
  9. Realign, reinforce, treat & seal.

Mpumalanga Roof and Coatings issues a warranty certificate based on an annual service inspection.
