ASSESSMENT REPORT
Torch-On Waterproofing
Damages report:
Upon a brief inspection of the hospital roof, we noticed extensive moisture penetration points in the waterproofing system over the full roof span and external structure caused by various aspects such as lack of maintenance, coating failure, ineffective drainage, 3rd party damage, incorrect repair methods, etc. Should these defects, damages & faulty repair methods not be attended to, further damages will occur.
Please note:
Specific tests are carried out with the following equipment to determine the source of damages:
- Moist Meter MM-360
- Metal & Current Detectors
- Remote endoscope camera
- Thermal imaging camera
- Surveillance drone
- Lux meter, etc
Damages, Defects & Faults Noted:
- High concentration of algae & Delamination of protective coating
- Vertical damp penetration is obvious on Parapet walls
- Unsealed fixtures and plinths
- Damming of water
- Water penetration at parapets & protrusions
- Compromised smooth surface torch-on
- UV Stable aluminium-coat
The Solution:
- Remove debris with High-pressure hydro wash @+-200 bar.
- Seal tops of walls with T 570 to eliminate stagnation & eliminating penetration into plaster.
- Fabricate base/backing & waterproof.
- Install water stops to encourage drainage and eliminate stagnation.
- Seal walls correctly, eliminating penetration into plaster.
- Remove existing faulty/damaged Torch-on system, repair & prime substrate, and install fillets and gas fusion weld membrane according to national standards.
(Option 1)
OR
Seal all head wall, sidewall, parapet rises, protrusions, and laps with T 570 Bitu-rubber.
Strip & remove damaged sections & Cap (double lay) & seal spouts.
(Option 2) - Apply 2 final coats of U 538 UV stable Bitu-aluminium coat to the full surface.












Mpumalanga Roof and Coatings issues a warranty certificate based on an annual service inspection.
